Background
We were instructed to carry out a structural inspection of a Victorian property after cracking had developed around a front bay window.
The homeowner was concerned that the cracks could indicate subsidence and wanted advice from a structural engineer before proceeding with repairs.
Structural inspection
A detailed inspection was undertaken of the bay window, external brickwork and internal finishes.
Particular attention was given to the pattern of cracking, signs of movement and the relationship between the bay window and the main house structure.
Findings
The cracks were concentrated around the bay window and were typical of movement commonly seen in Victorian properties.
Bay windows often experience slightly different settlement compared with the main house because they are frequently supported on shallower foundations and have a different structural arrangement.
The cracking appeared to be mainly historic and no evidence of significant ongoing structural movement was identified during the inspection.
Recommendations
Localised masonry repairs and repointing were recommended together with routine maintenance.
No underpinning or major structural works were considered necessary.
Outcome
The homeowner was able to proceed with confidence knowing that the cracks were not indicative of serious structural failure.
The inspection prevented unnecessary expenditure on costly foundation works and provided a clear understanding of the condition of the property.
